How much do we charge?

Our two service options are detailed below which are designed to suit your individual requirements:

Fully Managed.

For landlords who wish to have a “hands off “approach we offer a fully managed service. We will advise on any safety or regulation requirements together with an inventory report which would be carried out by an experienced member of our team. We have developed a good working relationship with local experienced contractors who are on hand to assist if any maintenance work is deemed necessary.

When we are instructed to market a property this will be carried out locally and with all leading property portals. We will carry out viewings and process tenancy applications (which include full employment & landlord referencing, the tenants’ ability to rent within the UK, financial & credit checks and identification verification). Once a suitable tenant has been found we will seek your agreement prior to completion of the following:

  • New Assured Tenancy Agreement
  • All safety and regulations requirements
  • An inventory report completed
  • Check in tenant
  • Rent will be collected each month and forward to you along with a monthly financial statement.
  • Property internal inspections will be undertaken as required
  • We will become the point of contact for your new tenant.

The cost of our Fully Managed Package is from just 12%(10% plus VAT) per month with an initial£420 (£350 plus VAT) set up charge which is deducted from the first month’s rent.

Tenant Find Only.

This is ideal for those landlords who wish to manage their property themselves but require a Letting Agent to market and find a suitable tenant. Like our managed service we will market your property both locally and on all leading property portals including Rightmove, carry out viewings and process tenancy applications (which include full employment & landlord referencing, the tenant’s ability to rent within the UK, financial & credit checks and identification verification). Once a suitable tenant is found we will complete all the legal contracts, tenancy agreements, optional inventory and move your tenant in.

The cost of our Tenant Find Only package is 50% of the first month’s rent (subject to a minimum fee of £540 (£450 plus VAT))
